What is a 5/6mo ARM?
A 5/6mo adjustable-rate mortgage secures your interest rate for the first five years of your new home loan. After those five years, the rate can be adjusted once per 6 months.
Offers, incentives, and seller contributions, if any, vary by community and are subject to certain terms, conditions, and restrictions. Valid for new buyers only who sign a purchase agreement by 9/17/2026 for select, quick move-in homes that can close by 11/30/2026. Fischer Homes reserves the right to change or withdraw any offer at any time. Initial interest rate of 3.99% (Annual Percentage Rate 5.652%) is a conventional 30-year Adjustable Rate Mortgage (ARM) mortgage where the rate will be fixed for the first 5 years of your loan and will adjust every 6 months after that based on the value of the Secured Overnight Financing Rate (SOFR) index plus a margin of 3.00%, subject to applicable caps. The interest rate, monthly payment and APR may increase after the initial five year fixed rate period. Rate is based on minimum down payment of 10% and 720 credit score. The monthly principal and interest payment for the first five years is $1,931.20 based on a loan amount of $405,000 and does not include homeowners insurance, property taxes or mortgage insurance which may be required if the down payment is less than 20%. Interest rates effective 9/16/2026, subject to qualification and are available until commitment pool is filled. All loans subject to approval. Financing offered by Victory Mortgage, LLC NMLS 461249. Equal housing lender. Fischer Homes is not affiliated with Fischer and Frichtel Homes of St. Louis, Missouri.
